Reality Capture on the Gold Coast: Knock-Down Rebuilds, Canal Estates and Zero-Lot Boundaries
On the Gold Coast, the weak point of every rebuild is what was there before. Record canal walls, neighbours and apartments before the first machine arrives.

On the Gold Coast, many of the most valuable building sites already have a house on them. Older homes on the canal estates are being knocked down and replaced with something much bigger, on lots where the new walls go up close to the boundary and the water sits just past the pool. Inland and up in the towers, owners are gutting apartments and rebuilding them to a high finish.
All three jobs have the same weak point: what was there before work started. This spotlight covers knock-down rebuilds on canal blocks, zero-lot boundaries and high-rise fit-outs, and how a dated 3D record protects the owner, the builder and the neighbours. It's general information, so check approvals and engineering for your own site with your certifier, engineer and council.
Knock-down rebuilds on the canal estates
A knock-down rebuild packs a lot into a few months: demolition, excavation for footings or a basement, sometimes piling, then a new house that often fills far more of the lot than the old one. On a canal block, all of it happens between two neighbours and a waterway.
Before demolition, capture the existing house and site. It's a measured reference for the designer, a record of what was there, and the start of the condition record for everything around it.
Three Gold Coast risks, and what a scan records
Each scenario below is a common Gold Coast job with its own risk. Select one to see what a 3D scan records before work starts, and who that record protects.

GC-01 · Waterfront Setbacks
Canal frontage: the revetment wall and the setback
The risk
On a canal block the house, pool and any excavation sit close to the revetment wall that holds the canal bank. Piling, digging and heavy machinery near it can move it, and building near it comes with its own setback and structural rules.
How a 3D scan helps
- Records the revetment wall's face, capping and any existing cracks or lean before the machines arrive
- Measures the house, pool and wall positions in one model, so setbacks can be checked against the plans
- Gives the engineer and certifier the existing levels along the water's edge
- Leaves a dated baseline if the wall, or a neighbour's pontoon, is questioned later
- What gets recorded
- The revetment wall and capping, pontoon and jetty connections, the existing house, and the boundary walls on both sides.
- Who it protects
- Owner, builder and engineer, and the neighbours on either side.
GC-02 · Zero-Lot Excavation
Built to the boundary: digging beside the neighbour
The risk
Zero-lot and narrow canal lots put new footings, a basement or a pool within centimetres of the neighbour's wall. Since 1 August 2025, Queensland's Property Law Act has set a duty of care between neighbours for loss of support.
How a 3D scan helps
- Records the neighbour's house, retaining wall and fences before excavation, with their agreement
- Logs existing cracks and their positions to scale, not just in photos
- Gives a measured baseline to compare against if movement is reported
- Can be repeated after the dig for a like-for-like comparison
- What gets recorded
- Neighbouring walls, retaining walls, slabs, paving, fences and pool surrounds along each boundary.
- Who it protects
- Builder, excavation contractor and owner, and the neighbour, who can see the same record.
GC-03 · High-Rise Fit-outs
Apartments: fitting out inside a tower
The risk
A high-rise renovation shares slabs, risers and common property with everyone else in the building. Damage to lobbies, lifts or the unit below is quickly disputed, and the body corporate will want approvals and a clear record.
How a 3D scan helps
- Records the unit before strip-out: walls, ceilings, services and finishes, to scale
- Records the common property on the works route: lift, lobby and corridor finishes
- Gives the designer measured existing conditions for joinery and services
- Leaves a dated record for the body corporate and the units next door
- What gets recorded
- The unit, its ceiling space and services, and the lift, lobby and corridors used to move materials in and out.
- Who it protects
- Owner, fit-out contractor and designer, and the body corporate and building manager.
Book before the machines arrive. Neighbours are recorded with their agreement, and the selected scenario is added to your request.
Canal frontages and the revetment wall
The revetment wall holds the canal bank in place, and the house, pool and any excavation on a canal lot sit close to it. Heavy machinery, piling and digging near the wall can move it, and building near it comes with its own setback and structural rules. Check the requirements for your lot with your certifier and the City of Gold Coast before design is settled.
A capture before work starts records the wall's face and capping, any existing cracks or lean, and the pontoon and jetty connections. If the wall is questioned later, there's a dated, measured baseline to compare against.
Zero-lot boundaries and the neighbours
Built-to-boundary walls and narrow lots put new footings, basements and pools within centimetres of the house next door. Since 1 August 2025, section 179 of the Property Law Act 2023 (Qld) has set a duty of care between neighbours for loss of support, so the neighbour's house matters before, during and after excavation.
Record the neighbouring walls, retaining walls, slabs, paving and fences with the neighbour's agreement before any excavation. Existing cracks are logged to scale, not just photographed, and the capture can be repeated after the dig for a like-for-like comparison. Lodge a free Before You Dig Australia enquiry as well.
High-rise fit-outs and the body corporate
An apartment renovation shares slabs, risers and common property with everyone else in the building. The body corporate will want to approve the works and the route materials take, and damage to the lift, lobby or the unit below is quickly disputed.
Capture the unit before strip-out, with its ceiling space and services, and the common property on the works route: the lift, lobby and corridors. The designer gets measured existing conditions for joinery and services, and the body corporate gets a dated record of the building before work started.
Booking a capture on the Gold Coast
Gold Coast captures are booked with our daily Brisbane Metro runs, dispatched from Sunshine Coast HQ. Book before demolition or excavation starts, and allow time to arrange access with the neighbours or the building manager. Every capture is architectural-grade, not a survey: boundaries and set-out are work for a registered surveyor.

Gold Coast capture: FAQs
Q.01Do I need a condition survey before a knock-down rebuild?
It isn't always required, but it's the simplest way to prove what the neighbouring homes and walls looked like before demolition and excavation. Many builders and owners arrange one as standard on tight lots.
Q.02Can you record the neighbour's house?
Yes, with the neighbour's agreement. They can see the same record, which helps if a crack is reported later.
Q.03What does a scan record on a canal block?
The revetment wall, capping and pontoon connections, the existing house and pool, and the boundary walls on both sides, dated and to scale.
Q.04Can you scan an apartment before a renovation?
Yes. We record the unit before strip-out and the common property on the works route, such as the lift, lobby and corridors, with the building manager's agreement.
Q.05Is the scan a survey?
No. It's architectural-grade capture: a measured record of what's there. Boundaries, set-out and levels to a survey datum are work for a registered surveyor.
