Caloundra South is home to Aura, one of the largest master-planned communities in Queensland, with new streets and new homes going up every month. A little further north, Kawana, Birtinya and Bokarina are filling in around the lake and the hospital precinct. Most homes are built on tight programmes, where the frame can go from inspection to plasterboard in a matter of days.

This spotlight is for owners building new in Aura and Kawana, and for the builders working there. It's about one thing: catching the frame before the linings go on. It covers why the window is so short, how to find yours, and how captures are booked from Sunshine Coast HQ. It's general information: your builder, certifier and contract set the inspections and timing for your build.

A short window on a fast build

Once the frame inspection has passed and the plumbing, electrical and air conditioning rough-in is done, the frame is ready for plasterboard. On a busy estate the boards can arrive within a day or two. From then on, the pipes, cables, bracing and fixings inside the walls are hidden for good.

The pre-plaster frame audit records all of it, dated and measurable, in that gap. It's Stage A of the Builder Assurance Bundle, and the one stage of a build you can never go back for.

Find your capture window

Enter the day the linings are booked to start. The strip shows the capture window just before it, the day to book by, and how tight it is. If you don't have the date yet, ask your builder or site supervisor for the pre-line date and use your best estimate.

Sheeting window // plan the capture

Enter your linings date. See your capture window.

Put in the day the plasterboard is booked to start. The strip marks the capture window just before it, the day to book by, and how tight it is.

Ask your builder or site supervisor for the pre-line or sheeting date. Estimates are fine. Captures are planned on weekdays, when the site is open.

Book now and we'll lock in a day in the window. If the sheeting date moves, tell us and the capture moves with it.

Your linings date and capture window are added to your request. Every audit is scoped on request.

Why being close to HQ helps

Aura and Kawana are on our home patch. We run daily on the Sunshine Coast and can usually be on site within 24 to 48 hours, so a capture can be fitted into even a short window. The catch is that the window can be shorter than that, which is why booking as soon as you have the date matters more than anything else.

Handover: the second record point

At handover, a dated record of every room of the finished house is the reference for the defects list and for any warranty question later. That's Stage B of the bundle, and it's far easier to agree defects in an empty house than one full of boxes.

Booking a capture in Aura and Kawana

Send the address, your builder and the linings date. We'll confirm a day in the window and coordinate access with the site, so you don't need to be there. Every capture is architectural-grade, not a survey.

Aura & Kawana capture: FAQs

Q.01

How much notice do you need?

We can usually be on site within 24 to 48 hours on the Sunshine Coast. More notice is better: book as soon as you know the pre-line or linings date.

Q.02

What if the linings date changes?

Tell us. Dates move on every build, and the capture moves with them.

Q.03

Can I still book if the plasterboard is already up?

Not for the frame record: once the linings are on, the frame can't be seen. You can still book a handover record before you move in.

Q.04

Do I need to be on site?

No. We coordinate access with your builder and send you a link to the hosted tour.

Q.05

Do you cover the rest of Caloundra and the coast?

Yes. The whole Sunshine Coast is covered daily from HQ.
